Old Rule: 12 Complaints in 90 Days

Before this change, the city could only fine landlords if their property received 12 complaints in 90 days. This high number made it difficult for the city to issue fines effectively.

New Rule: 5 Complaints in 60 Days

Now, thanks to the recent 8-0 vote by the city council, the city will fine property owners $250 if they get five complaints within 60 days.

To avoid fines, landlords are encouraged to screen their tenants more thoroughly. Fort Wayne Police Captain advises landlords to do background checks on tenants and address any problems immediately.

Warning System

The city of Fort Wayne will send a warning letter to property owners if they receive three complaints. If there are five complaints in 60 days, the city will fine the landlord $250. This new system aims to reduce nuisances and improve community well-being.
